Living between India and Thailand showed me how many people want to move between the two and how little trustworthy help exists on either side. Foreign ownership rules, lease structures and local practice are genuinely confusing, and confusion is where people get taken advantage of.
Two markets, one method
leasebuysell.in handles commercial and residential property in Gurgaon and the NCR. Tropical Roots Realty handles land, villas and long leases on Koh Phangan.
In both, the rule is the same: explain the downside before the upside, verify the paperwork, and turn down a deal that isn't right for the client.
Why it works
Almost all of the business comes from referral. People send their friends because nobody was pushed into anything.
The businesses also fund the restoration work — Leopard Trail and Nature's Hive exist because the property side pays for them.
